Renters in Gympie, Fraser Coast, Bundaberg can expect to pay another $5000 a year

This is a must read for our clients who have recently purchased house & land packages in these areas. The rental squeeze across Bundaberg, the Fraser Coast and the Gympie region has continued to tighten with rents expected to rise by $5000 a year within the next 12 months.

Renters in Gympie, Fraser Coast and Bundaberg are already like “seagulls fighting over a chip” when it comes to finding somewhere to live, but a grim new prediction has now from the country’s leading property analyst.

A real estate analyst has predicted rents across regional Australia will rise by $5000 a year within the next 12 months. The rental squeeze across Bundaberg, the Fraser Coast and the Gympie region has continued to tighten, rendering families homeless and forcing people to couch surf or live on the street.

Property market analyst Propertyology now also predicts the amount being asked in rent is about to rise significantly. New data shows rent for a three-bedroom house across the Wide Bay increased annually by an averaged $6130 from December 2016, and December 2021.

In Bundaberg, annual rent increased by $4000 over that same time, while Maryborough increased by $5720 and Gympie increased by $6500.
However, Hervey Bay recorded the highest increase in the average rent being paid – $8300 for a three bedroom house. These numbers were significantly higher than Brisbane, which only recorded a $3100 increase.

Propertyology head of research Simon Pressley said this was projected to get worse by the end of 2022, with tenants expected to pay an extra $5000 annual rent in comparison to 2021. He said the spike was a result of a five year streak of not enough rental properties, and now desperate tenants were trying their luck in regional Australia.

This then increased the number of tenants with a finite number of rental properties available, and as a result, rent was projected to increase.

“For perspective, the total national population increased by 1.5 million over the last five years so one would expect a significant increase in the total volume of dwellings advertised for the rent over that period,” Mr Pressley said.

However, that has not occurred. The number of rental properties in Australia decreased from 86,683 in December 2016 to 57,558 in December 2021. He likened the rental market to “seagulls fighting over a chip” and said he worried the ongoing crisis may lead to civil unrest should a solution not be reached.

Quiet simply, the Palms is the place to buy!

The northern beaches of Cairns is the Nation's best location for property investors right now, and The Palms is the premier development in this boom region.

It has the best location being elevated and backing onto the rainforest. It will have amazing facilities with a shopping village, a primary school, parks and green open space, a water park and an expanse of wildlife corridors.

It has taken the developers three years to get planning approval for this unique development to be able to hit the market. There are only 300 lots spread across 85 acres of the best land in The Northern Beaches.  Residents will have an abundance of open space right at their doorstep.  The Palms is also the only Certified Enviro Development project in Far North Queensland.

Sydneysiders and Melburnians, put aside your equally outstanding flat whites for a moment. Stop bickering about whether great beaches beat cool laneways (they do) and desist from debating whether all baristas require waxed moustaches (ideally).

Because Brisbane is closing in on the title of Australia’s best city, and we must join forces to keep this subtropical upstart in its place.

Time  magazine recently named Brisvegas on its “World’s Greatest Places” list, and omitted our cities. It’s a huge shock (and who knew they still published Time  magazine?). But they might be onto something.

Time  points to the 2032 Olympic and Paralympic Games, which will be hosted in the maroon metropolis. Brisbane will do a fine job, even though it’ll baffle the world when rugby league is added to the schedule and Queensland is allowed to field its own team.

Time’s  most radical claim is that Brisbane is worth visiting now, but tourism is surging. Not only did Lin-Manuel Miranda recently drop in to catch Hamilton , but hundreds of Hamilfans flew up to watch his interview with Leigh Sales (presumably unaware that it would subsequently arrive on iView for free).

This small duplex development just a short drive from Hervey Bay on Queensland’s beautiful Fraser Coast, offers an incredible lifestyle at an affordable price. With unprecedented demand and very limited supply, prices look set to skyrocket.

A leading local agent has appraised each side of these duplex's to be worth $665k on completion and rent for $495 per week. So that is massive potentail instant equity of up to $390K on completion, which is incredibly hard to find.
