Development applications for the Sunshine Coast's $2-billion CBD  continue to flood in

This article is a good read for our clients who purchased on the Sunshine Coast several years ago. We knew the new CBD precinct was a game changer and would create employment, one of the key factors we look for when recommending areas to our clients.

Development applications for the Sunshine Coast's new greenfield $2-billion CBD are continuing to flood in, with a mixed-use tower on a 3500sq m site on its northern edge the latest.

The development is adjacent to the Sunshine Coast Council-owned Maroochydore City Centre Project—a new 53ha central business district being built under a government gazetted designated prority development area.

The 13-storey development has been put forward by Capital 22, a private entity headed by commercial property lawyer and SunCentral secretary John Gallagher.

SunCentral was established by the Sunshine Coast Council in early 2015 to oversee the design and delivery of the new city centre.

The prominent corner site, neighbouring the priority development area, is made up of two lots purchased for a combined $6.5 million; 132 and 134-136 Aerodrome Road.

The site is currently occupied by two retail centres—Neighbours Aid and Salvation Army Family Store—and is next to Bob Jane T-Marts.

Capital 22’s proposed project, designed by Cottee Parker, will include three levels of office space and parking for 250 cars across the building’s three-level podium as well as a communal area with a pool and terrace on the fifth level.

It will offer 100 apartments in two- and three-bedroom configurations which the developer plans to release as a mix of short- and long-term accommodation.

Sunshine Coast’s new central business district, formerly the Horton Park Golf Club, has been transforming rapidly since council paid $42 million for the sprawling site in 2011.

The under construction CBD will eventually offer 150,000sq m of commercial space and 65,000sq m of retail floorspace along with 4000 residential apartments across a number of precincts.

It will also feature a premium hotel, and a new entertainment space.

Quiet simply, the Palms is the place to buy!

The northern beaches of Cairns is the Nation's best location for property investors right now, and The Palms is the premier development in this boom region.

It has the best location being elevated and backing onto the rainforest. It will have amazing facilities with a shopping village, a primary school, parks and green open space, a water park and an expanse of wildlife corridors.

It has taken the developers three years to get planning approval for this unique development to be able to hit the market. There are only 300 lots spread across 85 acres of the best land in The Northern Beaches.  Residents will have an abundance of open space right at their doorstep.  The Palms is also the only Certified Enviro Development project in Far North Queensland.

Sydneysiders and Melburnians, put aside your equally outstanding flat whites for a moment. Stop bickering about whether great beaches beat cool laneways (they do) and desist from debating whether all baristas require waxed moustaches (ideally).

Because Brisbane is closing in on the title of Australia’s best city, and we must join forces to keep this subtropical upstart in its place.

Time  magazine recently named Brisvegas on its “World’s Greatest Places” list, and omitted our cities. It’s a huge shock (and who knew they still published Time  magazine?). But they might be onto something.

Time  points to the 2032 Olympic and Paralympic Games, which will be hosted in the maroon metropolis. Brisbane will do a fine job, even though it’ll baffle the world when rugby league is added to the schedule and Queensland is allowed to field its own team.

Time’s  most radical claim is that Brisbane is worth visiting now, but tourism is surging. Not only did Lin-Manuel Miranda recently drop in to catch Hamilton , but hundreds of Hamilfans flew up to watch his interview with Leigh Sales (presumably unaware that it would subsequently arrive on iView for free).
