Ballina going, going, gone ........

Currently there are two massive demographic shifts underway
that will have a huge impact of certain property markets around
Australia. One is the well documented retirement of the Baby Boomers
over the next decade. The other is a new and growing generational shift of
people working from home part time and commuting to work for the balance of the
week.
This tidal wave of people will have a profound and lasting affect on property prices in locations that may still be affordable now, but that door is closing fast. Cashed up buyers from Sydney and Melbourne are competing for limited housing stocks which is pushing up prices rapidly.
The Bruce Highway upgrade from Newcastle to The Gold Coast is a 10 year $8.5 Billion Dollar project that is coming into its final stages. This has been a one of Australia's largest road projects and has drastically reduced the travel time between the cities. Ballina residents can now drive to The Gold Coast in an hour meaning they can access the international airport and Brisbane one hour further on.Other major local infrastructure projects include
the
Lismore Base Hospital
undergoing a $320M dollar redevelopment and Ballina`s hospital is getting an $7.5M upgrade. The local high school is also
undergoing a $50M redevelopment with that will make it NSW`s flagship regional
school.
A new $534M Hospital
is
about to commence construction an hour up the road in Tweed Heads. This
is an important piece of infrastructure for the region, but specifically for
the baby boomers. This will act like another magnet drawing lifestyle seekers
to the region.
Byron Bay and Lennox Head are renowned for their celebrity residents who own multi-million dollar properties. There is now a growing list of high profile business people also buying in the region pushing up prices further. Its still possible to purchase an affordable property with strong cash flow, but this will become out of reach for the average Australian in coming years.
Ballina has 4 High Schools, 5 Primary Schools, a TAFE and Southern Cross University is under a half hour drive away in Lismore. There is the Hospital, aged-care facilities, sporting fields and clubs and an abundance of parks and beautiful coast line. For shopping it has the expansive Ballina Fair Shopping Centre, along with a number of suburban shopping centres. There is a large business park adjacent to the Airport that services the greater region.To the naked eye it may appear that there is ample land available for development around Ballina and throughout the Northern Rivers. But what many people don't understand is that this region contains some of the Nation's best soil and farming lands. It is home to one of Australia's most diverse groups of primary industries and is a food bowl to the world. So the chances of land being rezoned from rural to residential is incredibly unlikely.
So with huge demand, and very little supply, property prices look set for an extended period of strong growth. The current window of opportunity to purchase at affordable prices will soon close.We have some fabulous

Sydneysiders and Melburnians, put aside your equally outstanding flat whites for a moment. Stop bickering about whether great beaches beat cool laneways (they do) and desist from debating whether all baristas require waxed moustaches (ideally).
Because Brisbane is closing in on the title of Australia’s best city, and we must join forces to keep this subtropical upstart in its place.
Time magazine recently named Brisvegas on its “World’s Greatest Places” list, and omitted our cities. It’s a huge shock (and who knew they still published Time magazine?). But they might be onto something.
Time points to the 2032 Olympic and Paralympic Games, which will be hosted in the maroon metropolis. Brisbane will do a fine job, even though it’ll baffle the world when rugby league is added to the schedule and Queensland is allowed to field its own team.
Time’s most radical claim is that Brisbane is worth visiting now, but tourism is surging. Not only did Lin-Manuel Miranda recently drop in to catch Hamilton , but hundreds of Hamilfans flew up to watch his interview with Leigh Sales (presumably unaware that it would subsequently arrive on iView for free).

A leading local agent has appraised each side of these duplex's to be worth $665k on completion and rent for $495 per week. So that is massive potentail instant equity of up to $390K on completion, which is incredibly hard to find.
